A home search, sale and letting are distinct services. Explain the location, property type, budget range and timetable. Look for experience with comparable properties and the area you need rather than relying only on years in the profession.
For a buyer, establish whether the work includes searching, organising viewings, discussing an offer and communicating with other participants. For a seller, ask about advertising channels, who conducts viewings and how you receive updates on interest. Request examples of the workflow without seeking previous clients’ personal documents.
Ask which party is the client under the agreement. Conducting a viewing alone does not make the agent a buyer’s representative. Keep agency services, legal work and finance arrangements distinct when comparing costs and responsibilities.
Where needed, compare legal professionals and mortgage brokers separately. Contacting a provider through the directory is not a reservation of a property or confirmation of a transaction.
GOV.UK explains estate-agent services when selling, including fees and contractual terms. Ask about the agreement type, duration, termination, extra expenses and the event that triggers payment. If membership or a complaints scheme is stated, request the current entry in the relevant official source.
Establish whether the charge is a fixed amount or percentage and whether taxes, advertising and preparation of materials are included. Ask whether expenses can arise without a completed transaction and how additional work is authorised. Before transferring a deposit or documents, confirm the recipient, purpose and written terms. The price and timetable of a particular transaction require a separate discussion.
Ask who instructs and pays the agent. An agent acting for a seller or landlord does not become your representative simply by arranging a viewing.
The contract determines that. Request details of marketing, viewings, transaction support, extra expenses, duration and termination terms.
